Investment Criteria

Parker Properties is actively seeking development land for office, medical and mixed- use campus projects, existing commercial buildings with value added potential, and large core office and/or medical projects. Our geographic focus is on California’s strategic business nodes.

Goals

Over the next 12 months, our acquisition program will focus on the following:

  • Acquire 2 to 3 existing projects with short term value added/redevelopment potential
  • Acquire 2 to 3 land parcels with average parcel size of 6 acres.
  • Purchase one or two core or core plus assets in primary target markets

Product Types

Focused on suburban and CBD office, medical office, and mixed use development opportunities or repositioning projects. Our primary product specialty is office-mixed use campus developments in master-planned communities.

The team is also looking for  development or redevelopment opportunities that are medical campus or existing office projects within the primary target markets.  There is a strong preference towards diversity of product types with the company seeking to acquire a mix of existing projects, redevelopments, and land.

  • South Orange County
  • Valencia/Santa Clarita
  • OC Airport/Newport-Irvine-Costa Mesa
  • SF Valley (Tri-Cities and West SF Valley)
  • Inland Empire (Eastside preference)
  • SD Co.- South San Diego
  • Greater OC
  • Greater LA
  • Northern California- East Bay, South SF, Roseville
